Find your bathroom
The building decides more than the tile does. Here is how each type of Vancouver home shapes the job.
Drains sit in the slab and the stack cannot move, so the layout usually stays. We focus on a curbless or low-curb shower, better ventilation and storage, inside strata hours.
Often a single 5-by-8 bathroom serving the whole upper floor. The fix is usually a tub-to-shower conversion or a second bathroom carved from the hall or a bedroom.
Uneven floors, old cast-iron stacks and lath walls. We level and sister the joists so large-format tile stays flat, and replace galvanised supply lines while the walls are open.

How it unfolds

Most failed showers we tear out were tiled over drywall or a single coat of paint-on membrane with no test. We install a continuous membrane system across the walls, floor, niche and bench, lap every seam, then fill the shower pan and leave it for 24 hours. Permits
A like-for-like bathroom often needs no permit at all. The moment a drain moves or a new bathroom is created, the City of Vancouver wants to see it.
New tile, vanity, toilet and tub or shower in the existing locations are usually permit-free.
Relocating a drain, converting a tub to a curbless shower with a new drain, or adding a bathroom needs a plumbing permit and inspection.
In a strata, an approved alteration agreement comes before any permit, and many buildings restrict where new drains and fans can go.
