How long it takes to finish a basement depends mostly on permits. A typical finish is six to ten weeks on site; a legal suite is closer to three to four months.

Keeping a basement dry in a wet climate

Vancouver gets well over a metre of rain a year, and most basement problems are water problems. Before any wall is framed we seal cracks, check that the perimeter drain and sump are working, and build walls that let the concrete dry instead of trapping moisture behind plastic. Basement Permits: Finishing vs. Adding a Suite

A finished basement and a legal suite are two different permit applications. Knowing which one you are building shapes the whole design.

Finishing

Rec room, office or guest space

Framing, insulation and new electrical or plumbing in a basement generally need a building permit plus trade permits. No separate dwelling is created.

Legal suite

A second self-contained home

Requires its own entrance, kitchen, bathroom and sleeping area, fire and sound separation from the main home, interconnected smoke alarms and code-compliant ceiling height and egress windows.

Before you design

Check height and zoning first

Ceiling height under beams and ducts, window sizes for bedroom egress and what your lot allows are confirmed at the assessment, before any drawings are paid for.

How much does a basement renovation cost in Vancouver?
A basic basement finish in Vancouver costs about $35,000 to $60,000 in 2026. A full finish with a bathroom runs $60,000 to $95,000, and a legal secondary suite typically $95,000 to $165,000.
What does it cost to finish a 1,000 sq ft basement?
Roughly $60,000 to $95,000 for a mid-range finish with one bathroom, flooring and standard lighting. Without a bathroom it can come in closer to $45,000 to $60,000; adding a full kitchen for a suite pushes it past $95,000.
How long does it take to finish a basement?
Six to ten weeks on site for a typical finish, plus the time the City takes to issue permits. A legal suite usually takes three to four months of construction after permits.
What makes a basement suite legal in Vancouver?
A permitted, inspected secondary suite with its own entrance, kitchen and bathroom, fire and sound separation from the main home, interconnected smoke alarms, adequate ceiling height and egress windows in bedrooms. Unpermitted suites can cause problems with insurance and resale.
Is my basement ceiling high enough for a suite?
It depends on the clear height under beams and ducts, not just to the joists. We measure it at the free assessment and tell you whether a suite is realistic before you pay for design.
How do you keep a finished basement from getting damp?
Moisture testing first, sealing cracks, confirming the drain tile and sump work, insulated walls that let concrete dry, a ventilation plan and basement-rated flooring such as vinyl plank or tile.
Do I need a permit to finish my basement?
In most cases yes, new framing, plumbing and electrical in a basement need City of Vancouver permits and inspections, and a suite needs its own application.
Can you add a bathroom to my basement?
Yes. If there is a rough-in, it is straightforward. If not, we cut the slab for new drains or use an up-flush system where gravity drainage is not possible. Most basement bathrooms cost $18,000 to $35,000.
