Local conditions
The District, the terrain and the houses themselves all ask for more planning than a typical Lower Mainland renovation.
Permits come from the District of West Vancouver. Projects that change the exterior, the footprint or protected trees need more review, so we check tree and siting questions before design is final.
Deliveries, bins and crane or pump access are planned at the walkthrough. On many British Properties and Caulfeild lots, logistics are a real line item.
Many homes date from the 1950s–70s: post-and-beam framing, single glazing, original wiring and heating. Upgrading them respectfully is most of the work.
How it runs
Every project follows the same four stages; the dates below are typical for a whole-home renovation.

A whole-home renovation that keeps the layout typically costs $250,000 to $450,000 in 2026. A cosmetic refresh starts around $80,000, and full interior rebuilds with structural changes run $450,000 to $900,000 or more.
Structural changes, new openings, plumbing and electrical work and any change to the exterior or footprint need District permits. Like-for-like cosmetic work usually does not.
Only if the work, access or staging affects protected trees. We check at the walkthrough and bring in an arborist when needed.
Usually. Removing a load-bearing wall or enlarging openings needs an engineered beam and permits, and we plan glazing sizes around what the structure allows.
